General Questions

No, with MRB7 but Yes, with Smart6.  If using with Smart6, a $300 non-refundable reservation fee will be required and ALL IRS regulations (MCC Homebuyer rule, Purchase Price (Acquisition) Limits, and Income Limits) and MCC forms are applicable.

FHA 203(k) is allowed but only if the servicer approval is granted prior to MHCs approval.

The borrowers Closing Disclosure and originally issued Mortgage Credit Certificate must be mailed to MHC Attn:  Nedra Patton, 735 Riverside Drive, Jackson, MS  39202.  MHC will then reissue a new certificate and mail to the Borrower.

MHC allows both but they do NOT sign any MCC, MRB or Smart6 loan approval forms.  They would execute the security documents required by MS State law.

The Maturity Date for MRB7 is 10 years after the Note date.

The Maturity Date for Smart6 is the same as the maturity date on the 1st Mortgage Deed of Trust.

Reservation Questions

Yes, you can change to one of the new programs. However, the borrower will get the rate that they reserved initially since there wasn't a new program rate at the time.

MHC UWs have 3-business days after the day of receipt of a complete Commitment Package upload of required documents.  If conditions are found MHC UWs have an additional 3 business days turn time from any satisfied documents received after 5 p.m. M-F

No later than 10-calendar days from the date of reservation to prevent loan cancellation.

No later than 42-calendar days or 117-calendar days prior to the expected closing date.  MHC has 3-business days to review a loan for approval to close.  Keep in mind that MHC also has additional 3-business days to review/approve any conditions uploaded after 2 p.m. M-F

Scroll to the bottom of any webpage on the MHC website and click the "Sign Up Here" button in the blue box that is titled "Sign Up & Stay Informed With MHC Newsletters". Complete the questions and click “Lenders” and Subscribe.

From the Online Registration Systems main menu, click “Open Conditions” and follow the prompts.

When reserving loans, the system will time out if too much time is spent reserving the record.  To prevent the loan from not showing up, click Submit.  The user will receive an “Incomplete Reservation” but will be able to locate the loan on the pipeline list and then can complete the reservation by selecting “Application” from the links.

Yes, by selecting the “Application” link the lender can modify data on any of the 5 screens except the Interest Rate.  Once the change is made, go to the Co-Borrower screen, click Submit, then print & upload a new Reservation Confirmation to the loan record.

Changes can only be made prior to MHC changing the loan status to “Reservation File Received”.  Once the loan hits that status, no changes can be made to the loan record.

Documentation Questions

We have recently revised all program documents so please be sure to only pull documents from the loan detail once you have made a reservation.

The lender prepares all closing documents.  MHC’s Note & DOT must be used for the Second Mortgage DPA.  Note:  MRB7 maturity date must be the same date as the closing date maturing at 10 years.  Smart6 maturity date is the same as the Lenders 30-year 1st mtg. maturity.

Only the Teacher and School District execute the Loan Agreement prior to the Lender mailing the original document to MS Home Corp. Attn: Single Family, 735 Riverside Drive, Jackson, MS  39202.  The Dept. of Ed. (DOE) doesn’t execute until MHC sends it to DOE after the loan closes.

Effective Friday, September 1, 2023, MHC will now accept E-Signatures on all program documents with the exception of the Second
Mortgage Note and Deed of Trust for the MRB7 and Smart6 programs.

Please continue to provide the E-Signature Authorization Form with your document packet.

 

Scriveners Affidavit can be used to correct errors on the Deed of Trust. MHC must receive the Original Recorded Scriveners Affidavit and a copy must be uploaded.

The Tax-Exempt Rider must be recorded with the 1st Mortgage Deed of Trust not the 2nd Deed of Trust.

Only the borrower listed on the loan can sign the Borrower Affidavit. The borrower spouse/non-occupying co-borrower cannot sign the Borrower Affidavit.

Provide the Non-Borrower Certification form if the non-borrower will occupy the property. Need VOE’s, Current Paystubs, income information for all persons in the household and tax returns.

If a college student, provide the complete school transcripts as verification.

Please know that if you do not see the submit button, your documents are still received once you upload them. 

Closing Questions

Once required Purchase Certification documents have been received and the loan status reflects “Purchase Certification”, MHCs Accounting Dept. has 2-business days after the Single-Family (SF) Dept. prepares a wire request.  SF processes wire requests are completed the next business day after the status change to Purchase Certification.  Lenders can print Purchase Certification then a few days after the wire is sent to the lender, the wire confirmation can be printed from the Document Image screen by clicking on “Received” box next to the Wire Confirmation header.

Recording fees, Housing Counseling fee, and 2nd Mtg. Application fees are the only fees allowable on the 2nd Mortgage Closing Disclosure.  On the 1st Mortgage Closing Disclosure, any allowable agency fees are allowed. MHC allows the Lender to charge the Borrower up to a 1.5% Origination fee, but no discount points can be charged to the Borrower or Seller. Other applicable fees should be verified from the Bond or Smart6 Servicer.  Standard Mortgage Fee schedule can be found on MHCs website under MRB7 and Smart6 Lender Resources links.

  • 1st Mortgage documents are shipped to the Bond or Smart6 Servicer (Trustmark National Bank or Standard Mortgage Corporation).  Verify mailing address with your Servicer.

MS Home Corp. should be reflected as the Creditor.  MHC will accept the lender crossing through their company name and writing in MHC to prevent being conditioned.

On the Note, the Address must be listed on page#1 and the MHC loan# must be listed on the last page.

The Tax-Exempt Rider must be recorded with the 1st Mortgage Deed of Trust not the 2nd Deed of Trust.

The Post Closing Department has 5 business days to turn the closing package conditions around.

MHC should not be listed as MHC does not prepare the documents. That information should be received from the Lender’s Post Closing Department.

All closing documents for the SMART6 program must be satisfied before the MCC certificate will be issued.

The Note and 2nd Mortgage Deed of Trust must reflect the address for the MHC loan and not the borrower’s current address if it is different from the home borrower is purchasing.

 

No. 2nd Mortgage Deed of Trust and Scrivener’s Affidavit must be recorded and wet signed. However, we will accept an uploaded blue ink copy of both.

The Tax Rider Information or Mortgage Addendum should not be attached to the 2nd Mortgage Deed of Trust.
